2. 🏛️ Plan Design with Architect

We partner with a trusted architect to bring your ideas to life. You’ll work closely with our team to shape a floor plan that meets your lifestyle, needs, and vision for the future.

3. ✏️ Plan Review & Revisions

Once the initial drawings are complete, we review the plan together. This is your chance to request any changes or tweaks before we move forward. We want everything just right.

4. 📄 Plan Goes Out to Bid

With your approved plan in hand, we send it out to our network of vetted subcontractors and suppliers. This allows us to compile accurate and competitive pricing for the full scope of work.

5. 📊 Budget Review & Preapproval

We meet again to review the final layout and project budget. At this stage, we require a preapproval letter from your financial institution to ensure financing is in place before we begin.

6. 📍 Lot Acquisition (If Needed)

Don’t have a lot yet? We’ll help you secure one that suits your plan and location preferences. If you’ve already purchased a lot, we’ll verify it’s ready for the build.

7. 🖊️ Contract Signing & Deposit

Once everything is in place, we prepare a comprehensive building contract. After it’s reviewed and signed, we collect the project deposit and begin the next phase.

8. 🏗️ Permits & Construction Begins

We handle all permitting through McIntosh Homes, ensuring compliance with local codes. Once permits are approved, we break ground and begin the construction process.

9. 🎨 Design Selections with Our Team

This is one of the most exciting phases: making your house truly feel like your home. Our team will guide you through all key design selections:

• Exterior: Siding, roofing, windows, garage door, and front door

• Appliances

• Kitchen & Bath: Cabinets, countertops, and hardware

• Interior Finishes: Trim, doors, flooring, tile, paint colors, and interior hardware

• Lighting Fixtures

We’ll walk you through each decision with samples, advice, and coordination to make sure every choice aligns with your design vision and budget.

10. 💡 Electrical Walkthrough

After framing is complete, we meet on-site for an electrical walkthrough. You’ll get to decide on the placement of outlets, switches, lighting, and more—so everything is exactly where you want it before walls go up.

11. 🔍 Final Walkthrough & Closing

Once the build is complete, we do a final walkthrough together to inspect every detail and ensure everything meets your expectations. We’ll walk you through your new home, answer questions, and make sure everything is perfect for move-in day.
